The project site is located approximately 45 minutes from Bishkek, near Ala Archa National Park. Benefiting from its attractive location, which draws tourists, and the stunning views of the Kashka Suu Mountains, the eco-settlement includes residential apartments, townhouses, villas, offices, a hotel, a large shopping mall, a mosque, and an educational center.
The concept of the settlement is designed to honor local traditions and culture, create comfortable neighborhoods, and comply with global sustainability standards. Three core urban design principles are derived from the traditional structure of Muslim cities: creating community-based neighborhoods, establishing a town center where commercial, religious, and public gathering functions are combined, and using courtyards as the primary building block of the urban fabric. The residential area is divided into walkable neighborhoods, each providing a range of essential daily services. Green infrastructure, renewable energy, recycled materials, and smart technologies contribute to the settlement’s eco-friendly character.
The master plan is divided into seven villages, breaking the residential area into smaller communities to foster a stronger sense of belonging. Lower-density neighborhoods, comprising townhouses and villas, are located farther from the main road, higher up the site’s slope, where they enjoy the best mountain views. Higher-density apartment buildings with office spaces are positioned closer to the main road. Each village has its own community center offering everyday retail, fitness facilities, prayer rooms, hobby rooms, and a shared green space with children’s playgrounds.
The town center, comprising a shopping mall, a shopping street with retail outlets, a mosque, an educational center, a hotel, and entertainment facilities, is located at the entrance to the settlement. This creates a distinctive landmark and serves as the gateway to the eco-city. The area is accessible not only to residents but also to visitors of the eco-city and Ala Archa National Park. Adjacent to the town center, the Ecorium and a vertical farm are located as key visitor attractions promoting sustainable living.
An elongated central park connects all neighborhoods, forming an interconnected multifunctional green infrastructure network. It also enhances the value of the surrounding residential properties by providing park frontage or convenient walking access to green open space.
